A luxury retreat perched above Charleston's most celebrated street. Everything you came to Charleston for, right outside your door.
The Overlook on King occupies a striking corner on Charleston's most iconic street, purpose-built in 2024 for groups and families who take their trips seriously. This isn't a converted house with an awkward layout. It was designed from the ground up as a luxury retreat for celebrations, reunions, and the kinds of weekends that deserve a proper home base.
The second-floor residence spans over 3,100 square feet across five bedrooms and four and a half bathrooms. The open living and kitchen area anchors the space, flooded with natural light and laid out so everyone has room to spread out while staying connected. Premium finishes, full-size appliances, and hotel-quality linens throughout.
Downstairs, Steep Me A Cup of Tea is your built-in neighborhood coffee and tea shop, opening spring 2026. Step outside and you're on King Street, surrounded by Charleston's best restaurants, cocktail bars, galleries, and boutiques.
Every detail was chosen with intention, from the finishes to the floor plan to the block we built on.
A large open-air terrace overlooks King Street, perched above the pulse of Charleston's most iconic block. Hence the name: The Overlook.
Morning coffee, golden-hour cocktails, late-night wind-down conversations. The terrace is where the best moments of your trip will actually happen. Step through the 72-inch picture-frame panel in the living room and you're outside.
The Overlook sits on Upper King Street in the Cannonborough Elliotborough neighborhood, the stretch of Charleston that locals and visitors agree is the most vibrant part of the city. This is where the best coffee shops, restaurants, cocktail bars, and boutiques are concentrated, and you're right in the middle of it.
The Historic District, Charleston City Market, and the waterfront Battery are all within a 15-minute walk. Folly Beach is 20 minutes by car. Sullivan's Island and Isle of Palms are 25 minutes.
The Overlook was designed from the ground up for groups who want Charleston at its finest.
